Raritan Valley Waterproofing works from the inside of the house: drain tile, sump pumps, crack sealing, crawl spaces and egress windows for Somerset County homes along the Raritan and Millstone.

Why river-town basements leak

The Raritan and the Millstone meet in Manville (NWS Floyd report), and the towns around that junction share the same problem: when the rivers run high, the ground under the houses fills with water too. After Ida in 2021, USGS wrote that the Raritan and Millstone basins "took the brunt of the effects of the storm" (USGS).

The gauge numbers tell the story. The Raritan at Manville floods at 14 feet. It crested at 27.10 feet in Floyd (1999) and 26.24 feet in Irene (2011) (NWS Manville crest table), then set a new record of 27.66 feet in Ida (NRCC). Downstream at Bound Brook, flood stage is 28 feet and the Floyd record is 42.13 feet (NWS Bound Brook crest table).

Flood maps do not catch all of it. Ida's water in Manville ran about 3 feet above the FEMA map, and the borough moved to regulate the real floodplain rather than the mapped line (MyCentralJersey). A basement outside the mapped zone can still sit on wet ground.

Interior fixes we install

Not sure which one fits? Start with what changes the price, or just describe the water in the form.

Older block and stone walls

Much of the housing in the river boroughs went up before 1960. Walls from that era are often hollow concrete block or fieldstone set in mortar. Block fills with water and lets it out at the bottom course; stone walls seep through the joints. Neither one is a sign the house is failing. It means the water needs a path to a pump instead of a path across the floor.

Newer subdivisions further from the river, in parts of Bridgewater, Hillsborough and Franklin, have poured walls and more crawl spaces. The leaks there tend to be single cracks, window wells and damp crawl ground rather than a wall that weeps along its whole length.

Towns on the corridor

We also serve Branchburg, Green Brook, Millstone, Montgomery, North Plainfield, Rocky Hill, Warren and Watchung. The full list is on the service area page.

How a visit runs

Tell us through the form where the water shows up and when. At the visit we look at the walls, the floor joint, any pump already in place, window wells and the gutters and downspouts outside. If the answer is a downspout extension, we say that.

You get a written scope that names the work, the length of wall involved and where the water will be sent. More on how a visit works.

Questions about wet basements in the valley

Will waterproofing keep river floodwater out of my basement?
No interior system stops a river that rises over the yard. What interior work handles is the groundwater that pushes up through the floor joint and walls for days after a storm, which is the water most river-town basements see far more often.
What is interior drain tile?
It is a perforated pipe set in stone along the inside of the footing, below the slab. It collects water at the joint where wall meets floor and carries it to a sump pit. It is not a yard drain and nothing is dug outside.
My sump pump runs constantly after a storm. Is that normal?
In low-lying neighborhoods near the Raritan and Millstone, a pump can run for days while groundwater drops. Constant running is a reason to check the pump size, the check valve and the discharge line, and to add a battery backup.
Can you fix a crack in my foundation wall?
A crack that leaks but is not moving can usually be sealed by injection from the inside. A wall that bows, leans or shows a widening stair-step crack needs a structural engineer first, and that is work we do not take on.
Do you work on crawl spaces?
Yes. Split-levels and additions often sit over a crawl space with bare ground. Encapsulation covers the floor and walls with a heavy liner, closes the vents and adds a dehumidifier, with a sump where water collects.
How is the price worked out?
It depends on how many feet of wall need drain tile, what the walls are made of, how much finished space is in the way, how deep the pit goes and where the water can be sent. The visit ends with a written scope that lists each of those.
Which towns do you cover?
Somerset County towns along the Raritan Valley, including Manville, Bound Brook, South Bound Brook, Somerville, Raritan, Bridgewater, Hillsborough and Franklin Township, plus Green Brook, Branchburg, North Plainfield and Millstone.
